County housing prices soaring | From the Newsroom

Good evening and hello!

I was driving around the backroads between Olathe and Delta this past Sunday and stumbled upon this herd.

The herd was crossing the road, which allowed me to stop and grab some pictures before heading to the Gunnison Gorge National Conservation Area. There were more than a fair share of calves, which I thought was neat.

But anyway, within the conservation area, I visited Eagle Rock Shelter, a historical site that I later learned was inhabited dating back nearly 13,000 years, making it the oldest site in Colorado!

There were petroglyphs on the Eagle Rock Shelter wall, adding to my fascination and intrigue.

The day was a reminder about how lucky we actually are to be surrounded by such history and beautiful lands. I won't take it for granted!



How about those housing prices?

My latest update on Montrose County's housing prices touched on the median sales price increases for single-family homes, but the trend sticks out to me.

In two of the past three months, the median sales price has elevated past $400,000. That happened just three times in 2021 May, July and December, the former two of which are traditionally active months for buyers.

So where is the market headed? The future of the market can be hard to predict, but we might have some indicators.

Fixed 30-year mortgage rates averaged 5.13 percent at the end of last week, the highest since November 2018 and up from 3.72 percent in January.

That's a huge increase in a short period of time and could scare off experienced and first-time buyers.

Some buyers undoubtedly locked their purchase at a much friendlier rate months ago, but that window looks to have passed for now.

Could the market start to level itself out with rates this high? Maybe. The next several months may determine plenty in this ongoing saga.

Is this the best Montrose boys lacrosse team yet?

Last Saturday, I was at the Montrose High School football field to cover boys lacrosse against Durango.

MHS pulled out a come-from-behind 11-7 win, which was impressive considering Montrose was down 5-1 after the first period.

But it wasn't a surprise. The group's talent clearly erased the early-game issues and played clean lacrosse the rest of the way.

Dylan Prescott was shifty and quick, scoring five goals. Taryn Hill and Ethan Hartman started to win faceoffs in the second half, which led to more offense.

Montrose's offensive capabilities have taken a step forward this year and so has their defense, which locked down Durango's stars in the attack area late.

The team could be hitting its stride with five games remaining. It can take years to build up a program, and Montrose might be nursing the start of what could be a winning run the next few seasons.
